SMS Standard™ Measurement Methodology

Why choose the SMS Standard™? Buildings measured by other methods do not give you the accountability and documentation of the SMS Standard™. SMS™ improves upon all former measurement methods by establishing that all enclosed areas of a building should be chargeable to the tenants, within a marketable floor factor, in order to provide maximum return on investment.

The SMS Standard™ is based on and expands upon the Building Owner’s and Manager’s Association (BOMA) method by apportioning all common areas which contribute to the access, comfort, and security of the tenants. However, each building is approached individually and the measurement method is defined by prevailing market conditions.
